It can be a daunting process when you start to think about building a new home or renovating your current one. Here is our brief guide on the procedures and process required.
Before beginning any sort of building project, you need to confirm the following:
1. Have you purchased your site or do you currently own the property you want to renovate? We can only work on a property owned by yourself.
2. Do you have plans drawn and/or engineering sorted? If not we can recommend an architect that we work with or we are happy to work with your chosen architect/designer. Some renovation work may not require plans however if you want to be clear on what design etc you are after then we do recommend getting some plans drawn.
3. Council approval? Architects can submit all the required documents on your behalf but approval may be required depending on what works you are after.
4. Budget – Are you clear on your total budget for the project and do you have approval (if required) for these funds?

· Do you have plans drawn?
· Block size?
· Are there any easements on your property?
· When would you like to commence the project?
· What’s the approximate budget you have in mind?
Please note: Although you may not like to disclose the amount you wish to spend it is best to give a ballpark figure so we can understand if what you require is realistic with your budget.
You’ll meet with our project manager and/or director to discuss the following:
· Discuss and go through any plans or ideas for your build or renovation
· Discuss budget
· Desired level of finishes
· Discuss timeframes
· Contract types eg. Fixed cost or cost plus
· Site conditions (neighbors, adjoining properties, easements, local Council controls, street access, sewer and stormwater issues etc)
It’s also a great chance for you to raise any questions you may have regarding the build or renovation with us.
If your work requires plans and/or engineering, once these have been completed we can provide yourself with a quote or an estimated cost depending on the type of contract you would like.
Once a contract has been signed and the start date approaches we take control of the site eg. Site fencing, equipment hire etc. This may not required for small renovation works.
Regular phone and email contact with our project manager during the construction process is available. All site meetings are to pre booked with the project manager at a maximum of 1 per month for large projects.
For renovations we understand you may be living in the home whilst they are completed around you. We do recommend if you would like to discuss anything with the project manager that you pre book a meeting in the morning to discuss any concerns so that there is less disruption to the working day.
Following completion of the construction we complete a thorough defect check to ensure your home is ready for you to move in.
We understand that you may see your home completed and want to move in straight away however it is imperative that we complete the defect checks and works prior to handover.
Following handover, the project manager will still be able to be contacted to discuss any concerns.
